New construction in the southwest suburbs moves fast, and the builders don't make it easy to figure out what you're actually signing up for. This hub covers the active communities going up around Frankfort, Mokena, New Lenox, Tinley Park, and Orland Park, plus what to know before you ever walk into a sales office.

This isn't just for people buying their first new build in town. A lot of the people reading this are moving here from somewhere else entirely, from California, from the city, from a different state altogether, or they're already local and just moving across town to downsize or get into a newer floor plan. The questions are different depending on which one you are, and we'll get into that as this section grows.

What's Actually Happening Locally

Frankfort, Mokena, New Lenox, Tinley Park, and Orland Park each have their own new construction story right now, different builders, different price points, different stages of approval or active selling. Some communities are already breaking ground. Others are still working through local approvals. Knowing which is which before you fall in love with a floor plan online saves you a wasted trip.

If you're relocating here from out of state, new construction can feel like the safer choice since everything is new and there's less to inspect. That's mostly true, but builder contracts work differently than a resale contract, and the incentives builders offer aren't always as good as they look. The buyer's guide above walks through what to ask before you sign anything.

New Construction FAQ

Is new construction cheaper than buying a resale home here?

Not usually, at least not upfront. You're paying for new systems, a warranty, and no deferred maintenance. Where it can work in your favor is builder incentives on financing or upgrades, which change constantly depending on how fast they're selling.

Do I still need an inspection on a brand new home?

Yes. New doesn't mean flawless. A pre-drywall inspection and a final walkthrough inspection catch things the builder's own quality control misses, and most builders won't object to you bringing your own inspector.

I'm moving from out of state. Should I buy new construction sight unseen?

You can, but you shouldn't go in blind. Ask for a virtual walkthrough, get the plat and HOA documents in advance, and have someone local look at the actual lot, not just the model home. Model homes are staged to sell you the builder's best version of the floor plan, not necessarily the lot you'd actually be buying.

Can I negotiate with a builder the way I would on a resale home?

Less on price, more on what's included. Builders tend to hold their base price firm but will move on upgrades, closing cost credits, or financing incentives, especially near the end of a quarter when they're trying to hit sales targets.
